Advertising Your Rental Property
Advertising our homes includes placing a sign in the yard, putting the home on our website and on the Multi-Listing service.
Screening Prospective Tenants
Our screening process includes checking rental history, verifying employment, running a credit check, criminal background report, and evictions history report. Once we’ve verified the tenant’s suitability we contact the home owner to discuss our findings, offer our suggestions and allow them to make the final decision to rent or not to rent. Owners are always kept in the loop and are actively involved in the rental process.
Rental Management Services
After a tenant has been placed in the home we manage all aspects of the rental. We draw up lease documents, collect and hold the security deposit, collect rent, manage repairs, pay vendor invoices, perform move-in and move-out inspections, handle the processing of the security deposit when a tenant moves out, disburse owner payouts, make direct deposits, provide monthly statements, and, at the end of the year, provide a 1099 for tax purposes.
